For Walking Street and boats to Koh Larn, Arawana Regency South Pattaya is the closer base. For the North Pattaya Road location, compare Express North and Regency North: they share a complex, so you can choose between their rooms without changing neighbourhoods.
None of the three is a beachfront hotel. Regency South isn’t right beside the pier either. Here’s what the locations mean for getting around, and where the value-focused Express option fits.
The short version
- Regency South is closer to Walking Street and Bali Hai, but is not beside either entrance.
- The North Pattaya hotels share a complex and both list pools and parking.
- Express North is value-focused; its facilities differ from Express Sukhumvit 22 in Bangkok.
- Allow for return rides if you plan to visit the other end of Pattaya often.
Regency South: closer to Walking Street and Bali Hai
Regency South Pattaya is the Arawana hotel to look at first if Walking Street or the Koh Larn boats are a main reason for your visit. The hotel puts Walking Street about 1.5 km away, around twenty-one minutes on foot, and Bali Hai Pier about 2.2 km away, around thirty minutes.
So you’re closer, but still some distance from both. You won’t step out of reception onto Walking Street or straight onto a boat. If you’re travelling with children, heading out in the heat or trying to catch a departure, allow for a ride instead of relying on the walk.
The hotel has a pool, restaurant, bar, parking and a tour desk. Listed room choices include twins, family rooms, triples and suites. It can suit a stay with evenings out and time at the pool, without needing to make every day an excursion to the other end of Pattaya.
Express North and Regency North: the same complex
Express North Pattaya and Regency North Pattaya share a complex on North Pattaya Road. The property information puts Terminal 21 about 1.2 km away on foot and the Dolphin Roundabout end of the beach about 1.4 km away. Allow for those walks rather than expecting the mall or sand at the entrance.
Express is the value-focused option, with a two-bedroom suite among its room categories. Regency North offers a wider choice, including family and triple rooms. Search with everyone travelling included, then compare the beds, space and rates for the same dates.
Both hotels list pools and parking. If you know Express Sukhumvit 22 in Bangkok, don’t assume the facilities are the same: that property has no pool, while Express North Pattaya does. Here, choosing Express doesn’t mean giving up the pool; the room and rate differences deserve a closer look.
Getting to Walking Street from the north
Plan a ride from the North Pattaya hotels to Walking Street. It’s a trip across town, rather than a short stroll around the hotel. Include the ride back when working out what an evening will cost, particularly if you expect to go several nights during the stay.
With a songthaew, find out whether you’re joining a shared route or arranging a private trip. Ask where to board and where you’ll get off. Don’t assume that a fare someone paid on a shared route applies to a private journey arranged for your group.
For a taxi or app-booked car, use the exact pickup and destination for a current quote. One evening out from the north is easy enough to plan around. If you want to go to Walking Street every night, staying south will mean less travelling back and forth.
If you’re planning a Koh Larn day
Boats to Koh Larn leave from Bali Hai. Regency South is closer than the North Pattaya hotels, although its estimated thirty-minute walk is still worth considering. Decide whether to walk or ride before choosing an early boat, and leave time to find the service at the pier.
One island outing doesn’t have to determine the whole hotel booking. If the north suits the rest of your plans, arrange a ride south for that morning. Changing hotels for one boat trip can create more work than it saves, especially with bags and checkout times involved.
The Koh Larn guide covers the choice of landing pier, beach transfers and return boat. Check those before fixing a pickup time back in Pattaya. A return ticket or a crossing time alone won’t tell you when you’ll be ready to leave Bali Hai for the hotel.
Rooms, pools and sleeping well
Start with the beds you need. Colleagues may want twins, while a family may prefer a two-bedroom layout or need more than one room. Put all adults and children into the search, then check the permitted occupancy of the category you’re booking. A family-room name doesn’t establish how many people it takes.
If you sleep lightly, ask about the room’s position and outlook. ‘North is quiet, south is lively’ is too broad to tell you what an individual bedroom will be like. The front desk can discuss a room request, although a preference still needs confirmation.
If pool time matters, look at the photographs and arrangements for the actual hotel. Regency North and Regency South are separate properties. The pool, room layout and surrounding space may matter more to you than a shorter ride to one attraction, especially on days when you plan to stay in.
Planning your visit
- Check the final destination
- Save the actual pier, restaurant or entrance, not just the district name. Hotel-to-place estimates do not cover waiting or finding your boat.
- Price the repeated rides
- Include both directions and everyone travelling. A convenient hotel location is the one that fits the trips you will actually make.
- Confirm the room as well as the address
- Check beds, occupancy and rate conditions together. Ask for any important room or pool arrangements before paying.
For several Walking Street evenings or frequent trips around the south end, begin with Regency South. For a stay based in North Pattaya, compare Express North and Regency North by the rooms and available rates. Both have pools and parking, so look beyond the brand name. The North Pattaya guide and South Pattaya guide have more ideas for the surrounding areas. Pick out the places you actually want to visit, then check their locations against the hotel. You can still take a ride for the occasional outing farther away.
