We run two hotels on the same short street. Guests ring the desk every week asking which one to take, usually expecting us to push the more expensive one.
We do not, because the honest answer depends on things only you know: how many hours a day you will actually be in the room, which month you are coming, and whether anyone in your party will want a swim at four in the afternoon.
This is the comparison written properly. Same soi, same walk to the train, two different products. Here is what separates them and who each one is genuinely for.
The short version
- Same soi, same walk to the train. Location cannot decide this for you.
- Regency Park has the pool, sauna, gym, meeting rooms and the larger rooms, including Family, Triple and a one-bedroom suite.
- Express 22 has five compact room types, a coin laundry and no pool, at a lighter rate.
- Between March and May the pool stops being a luxury. In cool season it is the thing you will use twice.
- Three or four people in one room means Regency Park. The Express does not have that room.
- If your first choice is full, take the other one before you change neighbourhood.

First, the street they share
Sukhumvit 22 runs south off Sukhumvit Road, between the Asok and Phrom Phong stations. That position is the reason both hotels exist. You sleep on a residential soi rather than over eight lanes of traffic, and you are still about five minutes on foot from BTS Phrom Phong.
The soi has a genuine neighbourhood to it. Small restaurants, massage shops, convenience stores, a couple of bars at the top end, and enough foot traffic at night that it never feels deserted. It is not a quiet lane, but it is nothing like the main road.
Because the address is identical, location is the one thing you cannot use to choose between them. Both get the same walk to the train, the same malls at the end of the street, and the same neighbourhood for dinner. Everything below is about the building, not the postcode.

What actually separates them
Arawana Regency Park Sukhumvit is the four-star. It has a swimming pool, a sauna, a fitness room, an indoor garden, meeting rooms, laundry service, and an ATM in the building. Nine room types run from a Superior King up to a one-bedroom suite with its own kitchen and balcony, and there are proper Family and Triple rooms in between.
Arawana Express Sukhumvit 22 opened at the start of 2024 and is the Smart Stay product. Five room types, all compact, from a Superior Single up to a Deluxe Twin. No pool, no sauna, no restaurant. What it does have is free WiFi, a coin-operated laundry, a printer, baggage storage and a lift.
Put plainly: you are paying the difference for water, space and somewhere to sit down that is not your bed. If none of those three things will get used on your trip, the difference is not worth paying for, and we would rather tell you that than upsell you into a room you resent.

The rooms, side by side
The Express rooms are built for sleeping and showering, and they are honest about it. A Superior Single is genuinely for one person. A Deluxe Twin fits two friends and their luggage without much left over. If you are the kind of traveller who leaves at eight and comes back at eleven, this is not a compromise, it is the correct purchase.
The Regency Park rooms are larger across the board, and the gap widens at the top. The Family and Triple rooms solve a problem the Express simply cannot: three or four people in one room without anyone sleeping badly. The one-bedroom suite with kitchen and balcony is a different proposition again, and it is the room to ask about if you are staying two weeks or longer but do not want a serviced residence.
One practical note that catches people out. Compact rooms and large suitcases are a bad combination, especially two of them opened at once. If you are travelling with big cases for a week or more, that alone can justify Regency Park regardless of everything else.

The months when the pool stops being a luxury
From roughly March to May, Bangkok is not warm, it is punishing. April is the worst of it. In those months a pool changes the shape of the day: you go out early, you come back at two when the heat is unbearable, you swim, and you go out again at five having recovered instead of surrendered.
Without one, that middle block of the day gets spent in a mall or lying under the air conditioning wishing you had booked differently. Guests who come in April and take the Express are the single most common source of the wish-we-had-known conversation at our front desks.
Outside those months the calculation flips. From November to February the weather is genuinely pleasant, you will be out most of the day, and a pool you use twice is not worth the difference. Book the Express in cool season and Regency Park in hot season, and you will have optimised more than most people manage.

If you are here to work
Both hotels have free WiFi and a printer, which covers most business travel. The differences appear once the trip is longer than a couple of nights or involves anyone other than you.
Regency Park has meeting rooms, a laundry service where someone else does the work, and an ATM downstairs. If you are hosting anyone, or if your days are long enough that hand-washing shirts is not happening, that combination matters more than it sounds on a booking page.
The Express has a coin-operated laundry instead, which is cheaper and entirely adequate if you do not mind doing it yourself. It also sits close to the Queen Sirikit National Convention Centre and its MRT station, so if you are in town for an event at QSNCC, the Express is arguably the better-positioned of the two as well as the cheaper.

Two trains, not one
The thing that makes Soi 22 work is that it reaches both rail systems. Walk north and you are at BTS Phrom Phong in about five minutes, one stop from the Asok interchange. Walk south and you reach MRT Queen Sirikit National Convention Centre, which puts the subway and the Rama IV direction in play.
That matters because the two systems cover different halves of Bangkok. The BTS handles Sukhumvit, Silom and Siam. The MRT handles Chinatown, Hua Lamphong and the old town. From most addresses you get one of them. From this soi you get both without changing your habits.
It also gives you an escape route in bad traffic or heavy rain, which between four and seven in the evening is not a theoretical benefit. If the road is solid, walk the other way and take the other train.

What is at the end of the street
North, the soi delivers you into the Em District: Emporium, EmQuartier and EmSphere within a few hundred metres of each other, plus Benjasiri Park wedged between the malls and the road. That is your wet-afternoon plan, your supermarket, your cinema and your air conditioning, all inside a ten-minute walk.
South, the character changes completely. Khlong Toei Market is the largest fresh market in Bangkok, and it is a genuinely interesting hour if you go early and accept it for what it is: a working wholesale market, not an attraction. Benjakitti Forest Park is nearby too, with its elevated walkway over the wetland.

So which one
Take the Express if you are travelling solo or as a couple, visiting in cool season, out of the room most of the day, packing light, or working to a budget you would rather spend on food. It is not the compromise option, it is the right answer for a large share of trips to this city.
Take Regency Park if you are coming between March and May, travelling with children or as three or four people, staying more than about a week, carrying large luggage, hosting anyone, or if a pool is the thing that got the rest of your party to agree to Bangkok in the first place.
And if the one you want is full on your dates, take the other one before you look elsewhere. A different room on the same soi is a much smaller downgrade than the same room a kilometre away, because in Bangkok the walk to the station outlasts the room every time.

Planning your visit
- Match the room type before you compare prices
- A cheaper non-refundable rate on a smaller room is not the same product. Line up the room type and the cancellation terms first, then compare the number. Half the price gaps people ask us about disappear once they do this.
- Book direct if you want the desk involved
- Direct bookings reach the team who will actually check you in, which makes requests for a quiet floor, a late arrival or connecting rooms far easier to honour. Third-party bookings reach us later and with less detail attached.
- Say what you need at the time of booking
- High floor, away from the lift, twin rather than double, early check-in, a cot. All of these are usually possible and none of them are possible at four in the afternoon on the day when the hotel is full. Put it in the booking note.
- Long stays are quoted differently
- Past about ten nights, contact the property directly rather than stacking nightly rates. That applies to the Regency Park suite as well. If you are heading past a month, ask about [Arawana Regency Park Sukhumvit](/arawana-regency-park-sukhumvit/) instead.
- Treat holidays as high season even in a quiet month
- Twins, family rooms and quiet floors go long before a hotel looks full. For Songkran, Chinese New Year, Christmas and New Year, book as soon as your dates are fixed rather than waiting for a rate to move.
There is no trick to this one. Two hotels, one street, and a decision that comes down to the month you are travelling, the number of people in the room and how much of the day you will spend in it. If you are out from morning to night in January, book Arawana Express Sukhumvit 22 and spend the difference on dinner.
